Dialogue 1 A:Well,we've looked several properties now.Have you made up your mind about which one to make an offer on?

B: Yes,i think the last property we looked at has the most potential for investment.

I'd like to make an offer on that one,should i do it in writing or do you think it would be ok just make a verbal offer?

A:Generally speaking,it's better to make a formal offer in writing.That way,everything is spelled out clearly,and you can refer back to at later.If you build up a good report with salary before you make an offer ,it's probably ok to approach them with the verbal offer.

B:Yeah,so if they do accept my offer,nomatter if it's verbal or written,then it's banding,right? I've got to pay what i offer,and what they don't accpet the price i'm willing to pay.

A:Your offer is banding,so you'd better do your research,and understand your financial situation throughly before you make an offer.If they don't accept your offer,that's now the end of the deal.They have the option of giving a counter offer.

B:I can see how important it is to know my financial limitations then. I've got to know when i need to walk away from the property and move on.

A:So what are you looking at for an offering price on the last property i showed you?

B:I'm thinking to offer around 75,000 dollars, there asking price is 78,000 dollars.But there are a lot of improvements upgrade ,they did't take the time to make or the cubting will have to be redown,and the kitchen may in all new captains.

Dialogue 2 A:Thank you for taking the time to meet with me today。I just returned from taking a look at the property ,and i am very interested in submitting an offer to you on it.

B:Great, well you know,our asking price is 250,000 price,the property is in great shape.We added a lot of renovations to the regional a lot.Considering the property values and our neighborhood,you can see that 250,000 dollars is more than fair.
